February was real busy on a personal front, but a little less so for HYW.
Thankfully, this month we had no remodeling work. We’re in a holding pattern now in terms of remodeling the 4th and final unit of the 4-plex. We still have a tenant in there paying market rent, and they prefer we not renovate their unit yet (elderly couple), so until they decide to vacate, we’re sitting.
Also released a new case study in my house hacking series: How to write an offer to purchase a house (that stands out and wins)
And in February, side hustle income finished at $3,178, up +58% year over year.
Here’s all that happened.
1. Unpacked, settled in
After moving into our “permanent” unit in the 4-plex, we had a big unpacking task ahead of us. We spent much of January slowly unpacking and buying stuff we needed, and we finally finished in late February. It feels good to be settled in and we’re ready for what’s next!
2. New case study
As I mentioned, I released a new case study which provides actionable tips on how to write a house purchase offer that stands out and wins. It explains how to write competitive offers as a buyer even if you aren’t the highest bidder. It also gives tips on the mechanics of writing a “clean” offer and how to use different types of media to your advantage. And finally, I discuss in the post tradeoffs and strategies of hiring the listing agent to also represent you as buyer, since that can bring significant advantages in some situations (but also risks which you have to be mindful of).
3. Growing traffic
Made some headway again this month growing Twitter followers, and email subs continued to grow linearly.

1. New case study
I plan to release another case study in March, maybe even two. It’ll cover tactics on how to find and vet good contractors. Knowing how to do this is critical in repositioning your new property effectively and getting the most bang for your buck.
When I remodeled the 4-plex, I developed a system that worked for me which helped me move quickly and efficiently to minimize rental vacancies. It also helped me find quality contractors who were able to create a lot of value in my property but still charged reasonable prices. I’ll share all I learned in the new post, so keep an eye out for that!
I also said last time that I’m planning to do a case study on Congress’s new tax bill and how it may impact (and potentially create opportunities for) key wealth building strategies. Hopefully I’ll get to this over the next couple months (but won’t be March): it’s tax season right now, and I haven’t done my own taxes yet, so I’ll be focusing on that in the near-term!

March will be a big month for us. Hopefully I’ll be able to share some announcements soon (next month even?) on stuff we’ve been cooking for a while which we’re excited about. Looking forward to it…
